After searching for a site to build a modern home around the urban edge of Des Moines, a young couple purchased a derelict home on the border between of one of the city’s oldest neighborhoods and small commercial area. After the existing home was demolished, the challenge became how to build an 1800sf residence with a two car garage on a narrow 2200sf site.
Project Workshop Builds
Working with city staff and gaining approval of eight exceptions from the board of adjustment, the design solution emerged by stacking programmatic elements vertically on a 16 foot wide footprint in an effort to stay a safe distance from the foundations of adjacent homes. The tandem garage is nestled into the hillside with an interior stair and mud-room/landing leading up to the main living space on the first floor; an open concept living-kitchen-dining space with warm wood floors, exposed ceiling joists and custom birch millwork. The north side of the house walks out to a covered porch and private yard. The south kitchen balcony is angled to orient views towards the downtown core.
With a tight budget and some unique site constraints, the home was built with economical yet durable materials. The stair was constructed with laminated wood treads supported by a crib of 2x6 fir that rises from grade to the top floor of the home. The stair cantilevers off the west side of the house so as not to take from the narrow width of the house. The second floor includes two bedrooms, a bathroom, laundry room and a small office that lies behind a secret bookcase. On the third floor is a small bar area just inside the large south-facing rooftop deck with views towards downtown. The master suite lies at the top of the stairs with closet, bath and vaulted ceilings.
